EXTRACT OF CRITICAL INFORMATION PERTAINING TO CHRLA EXCO MEETING HELD ON 06 SEPTEMBER 2005
 
Section A - Security
1.
Stray Dogs - Mr Murthy to catch stray dogs in Lot 46.
2.
Gate B will be closed from 12 mid-night to 6 am effective 1 January 2006. Ms lau tp inform all residents regarding this closure of Gate B in advance. Ms lau has checked with PLUS regarding permanency of the opening before the Kajang Toll Plaza and was informed that it will remain open.
3.
Ms Lau encourage residents to subscribe to CMS for better security. Ms Lau can be contacted for more information.
4.
RELA training for all security personnel has been comppleted.
 
Section B - Maintenance
1.
Mr Sailful has checked all lamp post and found some with no bulbs. MPKJ has agreed to increase the wattage of bulbs on lamp posts from 75W to 150W. MPKJ is currently waiting for quatation for this contract.
2.
Collapsed perimeter fences at Jalan Kudalari and Jalan Cinta Alam near WRC to be fixed spoon by contractor. Money has been paid to the contractor.
3.
Tree cutting at common areas. trees have been cut. Stumps have been treated with chemicals to hasten the decay.
4.
Tightening of TNB electric cables. In progress.
5.
Painting of road curbs. Not done yet. This will be carried out after they have cut the grass.
6.
Broken drains soon to be repaired by the contractor.
7.
Pot Holes - Pot holes in Jalan Pelangi Pagi need to be fixed. There are also cable and drains for the new building to be made good. Resurfacing of roads to be done in stages.
8.
Touch and Go card - Mr Roland to explore use of smart card system.
9.
Gate A to be enhanced with arch and nice cover. The Committee requested to look at the new design.
10.
Maintenance Fees - CHHB to continue management of collection and expenditure of the maintenance fees. Maintenance accounts to be presented by Ms Lau to CHRLA every two months during CHRLA-CHHB meeting.
11.
CH Villa - problems related to villa to be addressed by Ms Angie. The proposed activities and deadlines to be reported at CHRLA meetings by CHHB Villa representative.
12.
Ms Lau will send reminders to residents who have not paid thier maintenance fees. About 20% of residents have not paid their maintenance fees.
13.
All contractors will be advised to install hoarding made of zinc sheets of wood boards which are 6 feet high around their main construction site.
14.
CHHB will be producing a newsletter to include current developments in CH. News on break-ins will also be included.
15.
Lot 468 which is posing to be a breeding ground for snakes to be checked immediately.
16.
Alam Flora has agreed to assign 4 workers for cleaning of drains. As such CHHB maintenance workers will take care of cutting grass on road shoulders.
17.
Ms Angie and Ms Jennifer of WRC and Mr. Chin and Mr. Kumar for villa to be invited to monthly meetings.
